Project description

Reason for planning
The newspaper publishing companies Frankfurter Allgemeine Zeitung (F.A.Z.) and Frankfurter Societät (FS) have relocated from their long-standing headquarters on Mainzer Landstrasse. In the course of 2022, they moved into the FAZ Tower in the neighboring Europaviertel.

In order to realize this project, the owners of the F.A.Z and FS set up a joint venture with the goal of swiftly developing the property in a marketable manner with a viable future. To achieve this, at an early point the partners onboarded two experienced project development companies, namely Bauwens Development Frankfurt GmbH and Family Office Daniel Hopp, Frankfurt. These won the bidding process tendered by the owners in 2020, beating a considerable number of renowned competitors.

The joint venture partners intend to include the new properties to be developed and erected in the course of the project in their own real estate portfolio.

Development district
The area involved is located in the Gallus district in the immediate proximity of the Galluswarte local suburban railway station. It is bordered to the north by Frankenallee, to the east by Gutenbergstrasse, to the south by Mainzer Landstrasse and in the west by Günderrodestrasse.

Planning objectives
Under Development Plan no. 928 “South of Frankenallee / Hellerhofstrasse”, the urban planning proposal submitted by Frankfurt architectural practice Schmidt Plöcker Architekten BDA which won the “Hellerhöfe” realization competition will now be implemented. It won over the jury with its coherent urban planning concept, one that does full justice to the site.

The proposed volume harmoniously melds with the surrounding urban context proposing a perimeter block for the eastern section. In the western section, the design features meandering L-shaped buildings. These open up the courtyards thus created and provide for daylight from the south, east, and west. The heights vary from five to eight stories. A 60-meter-high tower on Mainzer Landstrasse creates an urban eyecatcher on the main road. This high-rise project stands alone marking the end point of the meandering structure. The tower and the housing joining it on the north give rise in this concept to a small plaza on Hellerhofstrasse.

On the land covered by the Frankfurter Allgemeine Zeitung and Frankfurter Societät real estate between Mainzer Landstrasse end Frankenallee, realization of this design proposal will generate up to 82,000 sqm of gross surface area in the immediate vicinity of Galluswarte. Of that total, about 75 percent will consist of housing and 25 percent of office and service spaces. Furthermore, two childcare facilities will be built. There are no plans to preserve or partly preserve the existing built structures on the FAZ-/FS real estate. Where the project opens on to Günderrodestrasse and Frankenallee, there will be a plot sized 4,500 sqm designated for a four-grade primary school. The hope is that 30 percent of the new gross surface area will feature subsidized housing.

Sept. 22, 2022: Approval of the development plan as per City Executive M 101 motion at the City Council meeting

December 2021: Award of 1st Prize to Frankfurt-based planning office Schmidt Plöcker Architekten BDA, Frankfurt am Main together with ARGE Lavaland GmbH & Treibhaus Landschaftsarchitektur, Berlin in the context of a two-day jury meeting chaired by Prof. Arno Lederer.
