The spectrum of usages in the area covered by the planning ranges from primarily new and used-car dealerships with integrated workshops in the section west of Schmidtstrasse. The mix of uses also includes the corresponding service companies such as a technical auto certification unit, carwash facilities and tire services. On Mönchhofstrasse the “Arabische Kulturverein e.V.” constitutes a religious-cultural meeting point in the district. The eastern section between the rail embankment and Schmidtstrasse is mainly characterized by the so-called “Communications Factory” (focus on the creative industry) as well as a computer center, another auto dealership and a food supplier. The further existence of the usages currently present in the district is guaranteed by law.

Given urban planning developments in the area in recent years, such as the construction of Europaviertel and the new buildings being erected on the Rebstock grounds, not to mention new plans for the “Am Römerhof” mixed-use quarter there is pressure to reassign the usages in the area covered by the planning to include value-enhancing activities. For this reason, securing the commercial estate is an important objective of the scheduled land-use planning process. In addition to excluding retailing and hotel accommodation from the area, the idea is to restrict the usages permitted by way of exception within a commercial estate as per section 8 of the German Federal Land Use Ordinance (BauNVO). It is also being assessed whether computer centers can likewise be excluded under law.

Thanks to the favorable transport links enjoyed by the area covered by the planning on the edge of the Gallus district and close to the A 5 and A 648 interstates, the location is as good as ideal to attract further commercial operations from the trades and the creative industry.
