Project description

Reason for the planning
Existing housing in Fischerfeldviertel will be secured by zoning plan B 897 Fischerfeldstrasse / Lange Strasse and expanded depending on the situation by better use of existing areas. This will prevent undesirable usages typical of the core area such as entertainment outlets.

Development district
The Fischerfeld quarter is located in the east section of downtown and covers about 22 hectares. It abuts on the Obermainanlage in the east, the River Main in the south, Kurt Schumacher Strasse in the west, and Battonstrasse in the north. 

Planning objectives
For the Fischerfeld quarter, legal zoning plan no. 897 – Fischerfeldstrasse/ Lange Strasse – will be re-issued. The legal zoning plans that constitute the proposal define the objectives with regard to planning law, urban design, outdoor greenery, and housing policy. They secure compliance with environmental and climate protection issues as well as mobility compatible with the city, and take social infrastructure needs into account.

The urban design for the southeast downtown area will be conducted under the premises of sustainable inner-city development, the aspect of climate-friendly neighborhood development, and the provision of housing in line with social welfare considerations. The Fischerfeldstrasse / Lange Strasse legal zoning plan for the first time specifies throughout a quota of 30% subsidized housing. This high proportion of subsidized housing maintains and strengthens resident structures. A wide range of housing ensures that the downtown area remains attractive for many strata of the population.

Housing is being preserved and advanced by adapting the uses to which buildings are put. The goal of greening real estate and the neighborhood will in the long term reduce the open-space planning deficits arising from the current density. The particular challenge in terms of planning is the result not just of the limited amount of open space available, but also of the urban development goal of highlighting the urban layout by closing gaps in the block perimeters. In the public street spaces, more trees and the creation of plazas, arcades, paths and passageways will enhance both the cityscape and streetscape.

A wide range of housing ensures that the downtown area remains attractive for many strata of the population.

Project progress

Currently: In the context of the ongoing construction consultation, work is already being done in line with the planning objectives of legal zoning plan No. 897.

Sept. 17, 2024: The legal zone plan comes into force with its gazetted announcement by the City of Frankfurt.

July 11, 2024: The City Council with passes Resolution 5925 approving the legal zoning plan.
