Stipulations in Legal Zoning Plans
Section 9 (BauGB) and the Land Use Ordinance (BauNVO) form the basis for the provisions in legal zoning plans. That said, the stipulation catalog in section 9 (BauGB) adjudicates definitively for the whole of Germany for which stipulations can be included in the legal zoning plan.
The legal zoning plan can also include stipulations relating to the plot of land with regard to:
- The type of built use,
- The density of built use,
- The building method and area of land to be built on,
- Traffic space,
- Basic public amenities and infrastructure,
- Green and open spaces.

The Land Use Ordinance regulates the possible stipulations with regard to the type and density of the built use, the building method and the area of land to be built on.
